21st PropertyGuru Thailand Property Awards Highlights Market Resilience and Emerging Opportunities Ahead of 2026 Gala
27 March 2026
BANGKOK, Thailand — The 21st edition of the PropertyGuru Thailand Property Awards programme was officially launched with a media preview at the Dusit Thani Bangkok, bringing together industry experts and leading developers to share insights on the outlook for Thailand’s real estate sector.
The event convened key stakeholders to discuss the theme of “Navigating challenges and growth opportunities,” offering perspectives on evolving market dynamics ahead of the awards ceremony scheduled for later this year.
The gala dinner and awards ceremony will take place on Friday, 18 September 2026 in Bangkok, where top developers will be recognised across an expanded list of categories. Winners will subsequently represent Thailand at the regional grand final in December, competing with leading developers from across Asia.

Market Trends: Shifting Demand and Strategic Adaptation
Insights shared during the preview highlighted a notable shift in Thailand’s real estate market—from speculative investment activity toward genuine end-user demand. This transition is influencing how developers position their projects across different segments.
Affordability remains a key consideration, particularly in Bangkok’s residential market, where buyer behaviour has evolved significantly over the past 12 to 18 months. At the same time, opportunities are emerging in areas supported by infrastructure expansion, especially along mass transit extensions.
Developments that cater to lifestyle needs—such as larger living spaces, functional layouts, and integrated amenities—continue to demonstrate resilience. Projects incorporating features like co-working spaces, EV charging stations, and green environments are increasingly aligned with buyer expectations.
Foreign investment trends are also diversifying beyond traditional markets, with growing interest from buyers in Russia, Myanmar, and Taiwan. Demand is increasingly driven by second-home ownership and safe-haven considerations, prompting developers to adapt their offerings accordingly.
Introduction of New Award Categories
Reflecting these market developments, the 2026 edition introduces several new categories, including:
- Best First Home Development
- Best Wellness Hospitality Development
- Best Marina Development
- Best Landmark Development
- Best Landmark Design
- Best Sales Gallery Interior Design
These additions highlight the industry’s growing focus on specialised, high-value segments and evolving consumer preferences.
Industry Perspectives
According to Jules Kay, the Thai real estate sector continues to diversify, with increasing emphasis on wellness-driven developments, technological integration, and lifestyle-centric design.
Meanwhile, Suphin Mechuchep noted that the industry is moving toward specialisation, with developers focusing on niche segments that balance liveability, sustainability, and long-term value creation.
