Registration fees for property transfers and mortgages reduced

Two ministerial regulations came into effect on 22 April 2025 to significantly reduce registration fees for certain property transfers and mortgages.

The transfer registration fee is reduced from 2% to 0.01% on the sale of:

-condominium units

-residential buildings in the form of detached houses, twin houses or townhouses

-commercial buildings

-land together with such residential or commercial buildings,

if the purchaser is a Thai citizen and the sales price and official appraised price does not exceed Baht 7 million.

In the case of a mortgage not exceeding Baht 7 million registered in respect of such transfer at the same time, the registration fee is reduced from 1% to 0.01%.

The new measures are effective until 30 June 2026.
